Fears that course maintenance restrictions imposed during the Malaysian government’s Movement Control Order (MCO) would impact Kota Permai Golf & Country Club’s ‘s renowned greens have been quickly allayed.
Gamuda Land Sdn Bhd plans to launch Rymba Gardens’ linked villas and semi-detached homes in its Jade Hills township in Kajang this month.
“It is timely for us to launch Rymba Gardens as our previous launches in Jade Hills township have recorded a healthy take-up rate. To date, 90% of Hana Gardens and 50% of bungalows in The Lakes precinct have already been taken up,” says Jade Hills general manager Jarrod Ting in an email.
“Rymba Gardens targets upgraders who are currently residing in Kuala Lumpur South areas such as Kajang, Seri Kembangan,Bangi, Semenyih and Cheras. The linked homes are ideal for those who want to live in a peaceful green environment and yet have access to modern amenities,” adds Ting.
Situated on a 10-acre freehold tract in Kajang, Rymba Gardens has a gross development value of RM139 million. It comprises 104 linked villas and semi-detached homes.The linked villas have built-ups of 2,575 to 2,946 sq ft,with a standard land size of 24ft by 80ft while the semi-detached homes have a built-up of 3,472 sq ft and standard land area of 35ft by 80ft with 10ft of land on the side and in the rear.
Rymba Gardens’ units are designed with high ceilings and open-plan layouts that feature large living and dining areas. The units have bedrooms with en-suite bathrooms and a sizeable bedroom at ground level,which is suitable for the elderly. Each unit also has a fully covered car porch.
The development is surrounded by a three-acre garden and is located next to Jade Hills central park that overlooks a lake. The three-acre garden comprises 12 facilities, including a garden walkway, forest trail, a tree house, a pavilion, pergola, a garden pavilion, an outdoor fitness station, children’s play station, a viewing deck and a camping zone.
“We put a lot of thought into our master plan [for Jade Hills]. We considered the places within the township, its sustainability and how it will work well with the community. When people visit Jade Hills, we are confident that they would be able to get a feel for the place, and would want to be a part of it,” says Ting.
Rymba Gardens forms part of the 338-acre freehold Jade Hills township. Launched more than 10 years ago, the RM2.2 billion Jade Hills is scheduled for completion in 2025, and will comprise about 2,500 homes for 10,000 residents. To date, the township is 70% completed.
The self-contained, low-density township focuses on resort-living and a green environment. It has an average density of four units per acre. About 20% of its land area is dedicated to green spaces, lakes and gardens. The township utilises a crime prevention through environmental design (CPTED) system, with features such as streets and cul-de-sacs that improve visibility and landscaping that creates barriers between pedestrians and motorised vehicles.
Gamuda Land has also introduced its Jade Hills Merchant Market. The new destination is a placemaking initiative for the township to activate public spaces for healthy community activities. On the first and third Sundays of the month, a thematic bazaar featuring more than 60 popup stalls, games and retail booths is set up. Presently, the township’s Commerce Village houses grocery shops, convenience stores, food and beverage outlets as well as other amenities for residents’ daily needs. Additionally, a new commercial place called Jade Square, which is slated for completion in 2020, will be built to better cater to the community.
In terms of connectivity, Jade Hills is accessible via six major highways, namely SKVE Highway, KL-Seremban Highway, Sungai Besi Highway, Cheras-Kajang Highway,SILK Highway and LEKAS Highway.
Recently, Jade Hills opened a new access road via Persiaran Jade Hills to better connect Jade Hills to Cheras South and Balakong. There is a daily shuttle bus service available that ferries residents to Kajang town and the MRT Stadium Kajang.
