GAMUDA Land is one township developer that believes in creating places where the community can thrive, grow up and grow old in.
“To do that, the team is grounded on the development principle of getting the places right to make the town work,” said Jarrod Ting, general manager of Jade Hills, adding that all Gamuda Land’s townships are carefully crafted and thoughtfully master-planned with respect to nature and the environment as well as its community.
“We make conscious decisions to invest upfront for the long-term benefit of our community. Some of the things we are mindful about include a central park where the community can come together, infrastructure such as proper access roads, sustainable landscaping, good mix of commercial and retail services to serve the community, as well as education institutions in our townships,” said Ting.
The 137ha Jade Hills in Kajang, Selangor, features 12 precincts comprising residential and commercial components, including bungalows, terrace houses, cluster homes, serviced apartments, semi-detached units, as well as a clubhouse, schools and shop offices.
As with all Gamuda Land’s townships, Jade Hills was built with respect to nature and the environment, of which 20% of the land is dedicated to green spaces, lakes and gardens.
The township is also well connected and easily accessible via six major highways – SKVE Highway, KL Seremban Highway, Sungai Besi Highway, Cheras-Kajang Highway, SILK Highway and Lekas Expressway.
Gamuda Land also invested in a new access road via Persiaran Jade Hills that connects Jade Hills with Cheras South and Balakong. The access road is open for public usage.
To further enhance daily commute of the community, there is a daily shuttle service that brings residents to Kajang town and MRT Stadium Kajang from Jade Hills.
Nearby education institutions include Eaton International School, New Era University College, Kajang High School, SJK(C) Yu Hua and SJRK(C) Sungai Chua, while other amenities within the vicinity include medical centres, shopping malls, hypermarkets, police station and post office.
Community first
Upon completion in 2025, Jade Hills is expected to have an estimated 2,500 homes to house a community of 10,000 residents.
As much as Gamuda Land is putting emphasis on preserving nature, the town-maker also prioritises the well-being of the people and the community.
Gamuda Land has initiated placemaking activities across its townships to bring people together, creating places where neighbours can come out and get to know each other.
“At Jade Hills, we introduced the Merchant Market where there will be a thematic bazaar featuring more than 60 pop-up stalls, games and retail booths on every first and third Sunday of each month.
“It has been well received since it started early this year in January with thematic bazaars such as Chinese New Year, Songkran water fest, Thai food fest and Easter to name a few,” said Ting.
Another significant community space is the lakeside Jade Hills Resort Club where residents can gather with friends and family to enjoy leisure facilities such as the Olympic-sized swimming pool, gym, tennis court, badminton court, basketball court, table tennis, study areas and game room for the children.
“The right mix of amenities in lifestyle and retail is an integral aspect to creating a happy community as well as long-term value for the residents,” Ting said.
For retail conveniences, residents have easy-access to the Commerce Village which houses cafes, bakeries as well as food and beverages outlets.
In terms of capital appreciation, the first phase of commercial shops in Jade Hills has seen a significant increase over the past six years. It was launched in 2013 (from RM286 per sq ft) and has appreciated by 96% to RM561 per sq ft currently.
Next up, Jade Square
To cater to the growing community at Jade Hills, Jade Square, launched in 2017, comprising 66 units of shophouses, will be completed by early 2020 to better serve the people.
While Jade Square is fully sold, eight of the 66 units are reserved and available for leasing and will be managed by Gamuda Land.
These units, with lot sizes 22x75ft and 37x75ft and built-up areas of 3,302 sq ft and 8,576 sq ft respectively are fronting the Persiaran Jade Hills main road with the highest visibility.
