Space and sanctuary are hard to come by in the Klang Valley. In cities that are becoming more congested, people want a home where they can relax and get away from the noise, traffic and disorientating landscapes.
Embracing the challenge, town-maker Gamuda Land has always believed in building townships with a deeply-rooted philosophy in sustainability and mindfulness of community well-being. This means building and empowering townships to be nature-inspired and innovation-driven.
The developer’s latest project is Gamuda Cove, a 1,530-acre township set next to wetlands and lush forest reserves in the southern Klang Valley. The development will be executed in phases with a gross development value (GDV) of RM20 billion. It is strategically planned around four pillars — being a nature-inspired sanctuary, sustainable smart city, tourism and entertainment centre and the nucleus of the southern Klang Valley.
UNVEILING SOON IN JULY
Building a comprehensive master plan that works requires some level of foresight and experience to harmoniously bring every component together. This includes an upfront investment by the developer to construct infrastructure such as an interchange, a 60-acre central park, sustainable landscaping and more.
With an upfront investment of RM150 million, the Gamuda Cove interchange will be opened to the public from end-July 2019, officially activating the township for public access via the ELITE Highway.
With that, the 20,000 sq ft Gamuda Cove Experience Gallery, which is built using Gamuda’s automated industrialised building system (IBS) — the first such gallery in Malaysia — will also be opening its doors to the public. Visitors will be able to visit a show village comprising the first residential developments in Gamuda Cove, which are Palma Sands’ 2-storey terraced homes and Maya Bay Residences serviced apartments. Built on the principles of being a nature sanctuary and smart city, the Experience Gallery has a green courtyard, immersive room, virtual reality experience zone, botanica cafe, show atrium and many others, which offer a comprehensive and personal look at what the township has to offer.
Known for being the hallmark of all Gamuda Land townships, Gamuda Cove will feature a 60-acre pet friendly central park, namely GreenBay Park, that blends into the wetlands and forest reserves as its neighbours. The park forms the backbone of the development, with a 5km walking and cycling trail offering pristine views of its three lakes, making it the central gathering space and the green lung of the development. The first lake of the central park comes with an iconic weaver bridge, which is now completed and ready for public viewing when the township opens in July.
A HIVE OF ACTIVITY
To lay a strong foundation for the future, Gamuda Cove also adopts placemaking to foster itself as a tourism and entertainment hub with the Discovery Park, Townsquare and Water Theme Park. The developer has not only thought of the connectivity, infrastructure, landscapes and softscape, but also of services and conveniences for the community.
The Discovery Park is part of Gamuda Cove’s 372-acre commercial space dedicated to a plethora of exciting experiences, such as shopping, dining, leisure and outdoor recreational activities. With the vision to position itself as the next tourism and entertainment hub in the southern Klang Valley, the Discovery Park is set to offer opportunities to discover thrills, fun, spectacular sights and nature through recreational zones, The Adventure Park and Hangout Village.
The first phase of Discovery Park will be opened by Q4 2019, featuring the first Aerobar in Southeast Asia, Malaysia’s first tethered hot air balloon station, a beach pool club, a drive-thru coffee house and The Hive, a chillax hangout option for art and food enthusiasts. Also opening by yearend are activities such as indoor go-karting in Blastacars Drift Karts, with motorsport and drift-karting technology originating from New Zealand and all-terrain vehicle riding through the woods.
The Townsquare on the east side of the central park will be connected to the Water Theme Park (both will be opened in 2022), Discovery Park and retail outlets.
The Water Theme Park will be the nearest water theme park to KLIA upon its opening and is expected to attract both international and local visitors.
SMART LIVING IN A NATURE SANCTUARY
Gamuda Cove will comprise more than 20,000 housing units upon full completion. It is envisioned as a holistic township with residential, commercial, wellness, entertainment and educational components.
The development will also have a diverse selection of houses, all of which are nature-inspired, from beach and rainforest to wetlands themed. These include link, semi-detached and cluster homes as well as bungalows and Rumah Selangorku, which will cater to residents from all walks of life. Gamuda Cove will also feature its signature water homes in the near future.
Already underway and slated for completion in 2021 and 2022 respectively, are Palma Sands and Maya Bay Residences.
Palma Sands — inspired by tropical beachfront landscapes — which was recently launched at Gamuda Cove’s satellite gallery in USJ Taipan, comprises 490 two-storey terraced masterpieces of modern architecture, set amid greenery and landscaping. The development will have four layouts and built-ups of 1,824 to 2,620 sq ft, priced from RM700,000.
For those who prefer smaller built-ups with a panoramic view of Gamuda Cove’s lush landscape, Maya Bay Residences offers 976 apartments with built-ups of 688 to 968 sq ft, priced from RM350,000. The development embodies a resort lifestyle with smart living, fitted with technologies such as digital smart locks and smart hub home automation system. It comes equipped with ample facilities, including a 50m fresh water lagoon, a hide-out bay, Jacuzzi, aqua-gymnasium, firefly trails, open and shaded barbecue stations and hammock gardens, among others. Maya Bay Residences also offers eco-amenities such as recycling vending machines, bicycle sharing stations and car sharing stations.
Palma Sands, Maya Bay Residences and future developments in Gamuda Cove feature living spaces in practical layouts and common areas meticulously designed to maximise views, natural lighting and good ventilation. The neighbourhoods are gated and guarded with CCTVs and the Crime Prevention through Environmental Design (CPTED) model will be integrated into the development layout. This means installing sufficient street and back lane lighting, creating clear boundaries between public and private areas and innovative street layout and cul-de-sacs in order to reduce crime.
NATURE SANCTUARY
Gamuda Cove borders the 1,100 acre Paya Indah Wetlands on the south and the 2,500 acre Kuala Langat Forest Reserve on the north, surrounded by belts of indigenous woodlands and waterside meadows. Nature is omnipresent within the development, designed with inter-connected parks and lakes to create seamless transitions between the wetlands, forest reserve and the development.
NUCLEUS OF SOUTHERN KLANG VALLEY
Connectivity remains an important aspect to Gamuda Cove. Situated close to Cyberjaya and KLIA, the township is well-linked to major highways and cities while the proposed flyover connecting to Cyberjaya is estimated to link 100,000 population to the township (www.cyberjayamalaysia.com.my). Within the township, mindful planning has been implemented through well-connected roads with an emphasis on walkability and bikeability throughout. The township is also equipped with smart transit systems that connect key commercial
and tourism attraction areas.
Envisioned as the nucleus of the southern Klang Valley, Gamuda Cove will feature a commercial hub with a central business district, theme park, hotels, retail lots, shopping mall, health and wellness centre, cultural centre, schools and serviced apartment. The central business district is anchored by a high street concept, and shaded by buildings and lush landscaping. With vibrant retail and F&B experiences, plazas and meeting spaces, it will be a hub of activity and a place for the community to grow.
Gamuda Cove is expected to be fully completed in 2038.
