NATURE takes top-billing in Gamuda Gardens, which is built on 327.8ha of undulating terrain, north of Sungai Buloh.
Developed by Gamuda Land, this township will see a fusion of lifestyle and nature within a mixed development comprising residential, commercial and recreational components.
With a gross development value of over RM10.1bil, this 15-year project takes its inspiration from English country parks. Based on the principle of preserving natural ecosystems, it features five cascading lakes integrated into a 20.2ha central park with a majestic waterfall.
It also has a mixed terrain cycling trail that encircles the whole development, and a variety of pocket parks with nature activities and vistas.
In each development, Gamuda Land places emphasis on comprehensive master planning, underpinned by a good location and well-crafted environment that balances natural surroundings with extensive facilities, ensuring residents enjoy an enhanced quality of life and home value appreciation over time.
The conscious effort to design the scheme to reflect its natural surroundings also helps to create a place which encourages people to explore the outdoors and take part in activities together with family and friends for an enhanced lifestyle.
At the heart of this leasehold development is the waterfront retail Village, the lifestyle hub of Gamuda Gardens which will be a destination of its own, not only for the residents, but also for communities from the surrounding areas as well.
Set on terraced land overlooking the lake and waterfalls, a small cluster of buildings tucked amidst a natural outdoor setting offers retail outlets, cafes, restaurants, a market place and other amenities such as clinics, banks and a clubhouse.
The Village, designed by Broadway Malyan, is meant to create a vibrant environment of living, lifestyle and leisure under one roof.
“Taking advantage of its natural landscape, the site has a lot of designing opportunities with its rolling topography and picturesque greenery.
“The contemporary and tropical design will focus on the visitor’s needs while maximising the waterfront and keeping the balance between the parkland setting and modern architecture,” said Broadway Malyan architecture director Ernesto J. A. Zabarte.
He added that the surrounding landscape is designed to resemble lush woodlands with a wide overhang that shelters visitors to enhance the natural outdoor setting.
“Part of the design includes trees piercing through the roof so that they can remain in their natural location,” said Zabarte.
Apart from the facilities and amenities, connectivity is important between components within a development.
“It is not just about designing buildings, but creating different spaces to offer different experiences for each visit.
“This includes walkways as well as beautiful and comfortable open spaces where visitors can relax and socialise,” said Zabarte.
In addition to the lifestyle social hub, the upcoming commercial, retail and business park within Gamuda Gardens is slated to be the commercial central for north of Kuala Lumpur, and is expected to create up to 31,000 job opportunities.
Infrastructure and amenities to cater to both local and international companies include workspaces inspired by nature, urban open spaces to unwind, and social places to promote work-life balance, designed by Broadway Malyan.
The residential component of the township offers a wide option of homes, catering to different market segments.
Scheduled to launch in May, the first phase comprises 300 units of double-storey terraced houses with built-up areas of 1,500sq ft and 1,650sq ft, priced from RM685,000.
Following the launch of the first phase, there are four other residential phases set to launch throughout this year.
Gamuda Gardens will have a total of 6,000 homes including link houses, semi-detached houses, bungalows and apartments, to be built on different green settings across the development.
The development is a five-minute drive away from the confluence of the Guthrie Corridor Expressway, Kuala Selangor Expressway (Latar) and North-South Expressway.
