Despite a soft property market, Gamuda Land has continued its strong momentum following the success of the first phase of Illaria Hillside Homes in Gamuda Gardens, which achieved 100% uptake.

Launched virtually on Dec 12 via the Gamuda Land Facebook page, the second phase of Illaria Hillside Homes has seen a brisk 80% take-up rate to date.

The children’s play area is laid out next to the workspace and kitchen, creating a visual link so parents can monitor their children while working from home.

Comprising 20’ x 65’ linked houses with four-bedroom, four bathroom and three-bedroom, three-bathroom layout options, prices for these basic and lifestyle homes start from RM560,000.

Over and above conventional common facilities, such as a community garden and children’s playground within the precinct’s 3.6ha private park, Illaria Hillside Homes create active opportunities for healthy social interaction with a community kitchen and barbecue area, as well as a hilltop viewing point and co-working space for relaxation, work and social mingling.

Gamuda Gardens general manager Chu Wai Lune attributed the project’s overwhelming response to the extensive planning that has gone into crafting the town.

“It has been our proposition from the onset that Gamuda Gardens is more than merely bricks and mortar.

“It’s a town where people can forge bonds with one another while reconnecting with nature.

“To achieve this, we brought together all the necessary ingredients to make that happen, ” added Chu.

Located in Gamuda Gardens, a self-sustaining township, Illaria Hillside Homes leverages on mindful master planning with individual elements like the park place, the learning place and the wellness place carefully designed and positioned to maximise convenience for residents and the surrounding community.

With a total gross development value of RM257mil, Illaria Hillside Homes sits on a 13.8ha site next to a hillside park.

Planned during the pandemic, the project incorporates multi- functional designs and flexible spaces, as the developer takes into consideration changes in lifestyle and what housebuyers now look for post-pandemic.

With flexible living spaces in mind, Illaria Hillside Homes are designed to suit different needs and lifestyle requirements as the open-plan layout can easily be transformed into a work space or a play space.

To maximise daylight and natural ventilation, large windows are incorporated as home seekers prioritise bright and airy abodes following months of restricted movement.

These spacious open layouts also foster connectivity between people and places, an integral pillar of Gamuda Land’s development philosophy, while imparting a sense of freedom much sought after by housebuyers.

As part of Gamuda Gardens, Illaria Hillside Homes residents can enjoy modern conveniences without having to venture out from the development.

The township features a Waterfront Village overlooking a majestic lake and provides food and dining options, a grocer, ample co-working spaces and a Gardens Wellness club that offers sports and wellness facilities.

A mere 20-minute drive from Petaling Jaya, the 328ha township located in north Sungai Buloh also has a 20ha pet-friendly central park featuring two waterfalls, five cascading lakes and abundant community places.

With easy access to the North-South Expressway, Guthrie Corridor Expressway as well as Latar Expressway, the developer is upping the ante by introducing exciting attractions under its Xploria placemaking initiative to cater to the recreational and entertainment needs of its residents and surrounding communities.

Gamuda Land has also earmarked plots for medical and educational centres, lifestyle “retailtainment” zones, offices and commercial spaces, as it enhances vibrancy of the self-sustaining township for the benefit of residents and northern Klang Valley as a whole.
